What’s the process if we want to talk about building a new home?

The following is an outline of the building pathway and key timings as it pertains to the successful building of a new home. The process is designed to help you gain a clearer understanding and awareness up front of the building process prior to making any financial commitment.

Stage 1 : Fees and Pricing Structures Prelimininary contract

Blue Cove Homes will facilitate the process outlined below. Blue Cove Homes will bill our clients as costs are incurred; schedules of the approximate costs can be obtained on request.

. Custom Designed Sketch Plan that incorporates client's brief and design guidelines. This sketch is reworked until it meets the client's criteria and is signed off on before going to working drawings.

. Price range of what the client can expect the house to cost.

. Final design prior to working drawings.

. Working drawings showing elevations and full layut of internals.

. Engineering of slab/footings/steel beams etc as required by the Engineer.

. 5 star Energy Rating.

. Colour design and consulation to choose Exterior Colours, Kitchen design, Interior Surface Specification and colour schedule. This is done over three meetings and at its completion you will be given a very extensive full brief, with samples for the exterior and interior of your home.

Stage 2; Building Contract

You will be presented with a Standard Housing Industry Association Fixed Priced Building Contract for review. The payment schedules and processes are all clearly outlined in this document. This is a legal requirement and it contains the terms and conditions of the agreement between the parties.
